Standard Operating Procedures for Purchasers of Real Estate Pursuant to Real Property Law 442-H


Official is required to publish and make known to you its Standard Operating Procedures before you receive services from a licensed Official agent in New York State.


Identification is not required from a prospective buyer in order to work with an Official agent. However, you may be required to do so in order to enter certain buildings, certain open houses or certain showings as directed by a third party including a managing agent, property owner, sponsor/developer or another listing agent.An exclusive buyer representation agreement is not required in order to work with an Official agent.


Confirmation of a loan or mortgage pre-approval is not required in order to work with an Official agent. However, a third party including a property owner, sponsor/developer or other listing agent may require one prior to attending an open house or showing or receiving an offer from you.
